Ontario Landlord and Tenant Board (LTB) Forms

The Landlord and Tenant Board is the Ontario tribunal that hears residential tenancy disputes under the Residential Tenancies Act, 2006. Certificate of Service

Frequently asked questions

How long does a tenant have to vacate after an N4?
14 days from the termination date on the N4 (RTA s. 59(2) and s. 87). If the tenant pays the arrears before that date, the notice is void. Otherwise the landlord can apply on Form L1 to terminate and evict.
Does the LTB accept email service?
Email service is allowed under RTA s. 191(1)(c.0.1) and Reg. 516/06 only where the tenant has provided an email address for service in writing. Otherwise serve in person or by mail per s. 191.
